LANDLORD FEES - 1st June 2019
OUR SERVICES Woodhead (Oswestry) Sales and Lettings currently offer all Landlords 2 options; a tenant find only service or a fully managed service.
Fully Managed service – A setup fee of £200.00 including VAT, a one-off referencing fee of £60.00 (including VAT) per person and a monthly fee of 14.4% including VAT of rent collected thereafter.
Your property will be marketed within our office, on our own website, Rightmove and The Guild of Professional Agent’s website. We will also place a marketing board at the property.
- Accompanied/shared viewings (a separate fee may apply if the property is some distance away – please ask for further details)
- A photographic inventory & written condition report, supplied in electronic format
- Relevant utility companies informed of meter readings and change of responsibility
- Local authority advised of change of responsibility for council tax
- A 6 month or 12 assured tenancy agreement.
- The tenant’s deposit securely protected with My Deposits.
- Completion and set up of bank instruction for monthly payments.
- The deposit is protected and held with an approved scheme and the funds held in a designated client account, fully insured by Client Money Protect
- Tenant’s payments are managed and monthly statements issued to you.
- Periodic property inspections are carried out, with feedback and maintenance recommendations passed to landlords.
- Housing Act and other legislation observed to ensure your property and you as the landlord meet current legislation
- Maintenance/repairs organised with our team of approved and accredited contractors.
- Landlord gas safety certificates/oil boiler checks arranged with our accredited contractor
1 – 3 properties - 14.4% including VAT
3 – 5 properties - 12% including VAT
5+ properties - 9.6% including VAT
Tenant Intrduction – A setup fee of one month’s rent including VAT (with a minimum fee of £450.00 including VAT) plus £60.00 (including VAT) per person to be referenced.

The deposit can be protected with our approved scheme and the funds held in our designated client account. Alternatively, if you wish to protect the deposit yourself, we will advise you on your legal obligation and arrange for the funds to be paid directly to you once a certificate number has been received.
Additional Fees
Tenancy renewal fee - £125.00 + vat, payable if both parties agree the tenant will stay for another term. This fee will include the new tenancy agreement and the deposit re-protection
