Tenancy application and referencing
Once you have found the property you would like to apply for, we contact the landlord to confirm they would like us to begin the referencing process. At this point, you will be asked to provide photographic ID, proof of your current address and 6 months of bank statements and pay a fully refundable initial holding deposit – full details are available upon request.
Please note;
- An affordability check will be carried out based on the financial information supplied by the applicants.
- An employer reference will be requested
- A current or previous Landlords reference will be sourced
- A credit search will be applied for via a credit agency
- A right to rent check will be carried out in line with government legislation
- Applicants who are unemployed, have a low income, are under the age of 21 or who are students may be asked to provide a Guarantor. If a guarantor is required, we will ask them to complete a separate form.
Rent – One month’s rent in advance is required at the beginning of the tenancy and monthly
Thereafter, collected by standing order.
Refundable Holding Deposit – Equal to one weeks rent (please see particulars for amount). This deposit is usually used towards the five week deposit)
Deposit – This is equal to FIVE weeks rent and is payable at the beginning of the tenancy. (Your initial holding deposit is usually deducted from the deposit) Deposits are refundable at the end of the tenancy.
During the tenancy –
Lost keys/ Security Devices – The cost of replacement plus our attendance fee of up to £40.00 Per hour (Inc. VAT)
Lost keys/ Security Devices at night – If the key is lost outside of business hours you must contact an emergency locksmith and pay the cost yourself. We have neither a contractual or statutory obligation to assist with lost keys. If you want extra keys for other family occupiers, you will have to arrange and pay for these yourself.
Changes to the tenancy agreement at Tenants request – up to £50.00 (Inc. VAT)
Copy of Tenancy Agreement (if initial copy is lost. Supplied in printed format) – up to £6.00 (Inc. VAT)
Interest on Rent Arrears – A default fee of 3% over the base rate will be calculated on any payments more that 14 days late.
Contractor call outs – You will be responsible for any reasonable call-out charges if you wrongfully ask for a workman to come to the property, and this is due to incorrect information or against our or our agent’s advice. The most you will have to pay is £52.87 (Inc. VAT)
