Before selling your home, most people try to spruce up their property by decluttering and doing a thorough clean. But many people forget the area that gives a first impression is the garden. We all like to get outside and enjoy a sunny summer afternoon, so make sure your garden looks appealing for a potential buyer. Here are some easy tips to follow to make your garden add value to your property. 

1. Spruce up the space 

Just like inside your home, some decluttering and garden maintenance can add value to your property. Always start with tidying and key maintenance. 

“Depending on their situation, buyers could see the garden as entertaining space, a hobby, the place where their children will play, space for their pets, a source of food or a combination of any or all of these, so it is crucial that sellers place as much importance on the presentation of the garden as they would on the presentation of the house,” says Steve Thompson from Thomas Morris in Cambridgeshire. “Good gardens can add value to a home and poorly kept gardens can detract from it.”

Susie Davies from Debbie Fortune Estate Agents in Somerset recommends maintaining the lawns. “A manicured lawn always enhances the appearance of a garden and makes it look bigger,” she says. 

Lee Hussell from Webbers in Devon has some practical advice. “The first place to start is to give your garden a good tidy up. Winters are never kind to our gardens and damage may have been caused to fences and trellis or maybe the larger shrubs and trees. Any dead growth can be cut back and fallen leaves and other debris can be removed and cleared away.”

2. Add some seasonal colour  

Once your garden is tidy, it is time to make it into a key selling point that potential buyers will love. 

“When showing your home, you want the buyers to visualise living there, so have pot plants filled with flowers to give it some colour and the lawn mowed to make it look tidy,” suggests Celeste Hannah from Hamilton Parkers in Hampshire. “First impressions count, and in the spring and summer months, you want to show your garden off to its full potential. This will definitely add perceived value and gives you a better chance to maximise the selling price.”

3. Focus on what is seen first 

Struggling for time or budget? Start where your potential buyer will start and focus on this area. 

“Never forget kerb appeal, and, more relevant in the online age, photo appeal. The first impression really does count, so always start with the front garden,” says Martin Moore from Morris Marshall & Poole in Wales. 

4. Add a key selling point 

A well-maintained garden will make sure a buyer is not put off your property, but something more can make them want to buy your property above any others they have seen. 

“A nice summer house is a garden goal for many people,” says Phil Pritchard from Williams & Goodwin in North Wales. “It often feels like an extra room away from the main property and can be utilised as anything from a place to relax, an office, a man cave or a playroom for the children.” 

There are ways to maximise the impact of an existing summer house, too. “If you have a summer house, it is worth making sure the wood has been treated so that it is weather proof and you can easily give it a face lift by adding a touch of colour,” suggests Andrew Lodge from Andrew Lodge Estate Agents in Surrey. “There are so many good quality garden paints available in neutral tones.”

Don’t forget the impact that a child’s opinion may have on the decision makers, advises John Newhouse from Roseberry Newhouse in North Yorkshire. “Buyers may love the idea of a summerhouse or man cave, and of course children will be drawn to tree houses or play areas.” 

Simon Miller at Holroyd Miller suggests caution, though. “The truth is that some people like hot tubs or summer houses and some don’t. Additions of this kind shouldn’t be thought of in terms of re-sale, however, well looked-after and presented in the right way, they will certainly present something unique and a lifestyle image that potential buyers can see the value in.”

5. Add some shed-quarters 

Sheds are not only practical, but they are coming back into fashion. They can be used from anything as a useful place to store bikes and lawnmowers to a garden retreat. 

“By putting up a good-sized shed, you are adding a useful storage space for gardeners and families with outdoor furniture and even toys,” says Andrew Lodge. 

Many people choose to work from home, and an insulated shed could provide the perfect home office. John Newhouse says: “Additional space in the shape of pods, studios or cabins provide potential work space options for house hunters.” 

6. A little paint goes a long way 

If you’re looking to spend less to add value to your property, don’t underestimate the impact of a good coat of paint on fences, sheds and other wood in the garden. 

“Adding value to your home through the garden doesn’t have to break the bank. If you have decking or a perimeter fence, you could freshen it up with a coat of paint. If the garden is presentable it will be more attractive to viewers and could increase the price a potential buyer is willing to pay for your home,” suggests Jared Thomas from Emsleys Estate Agents in West Yorkshire. 

7. Think about the patio 

“We recommend investing in good quality patio, paving or decking,” says Andrew Lodge. “Having a professional job done will enhance the overall appearance of your outside space. Decent sized patio and decking areas add value as they are great for entertaining and alfresco dining. Adding some good lighting outside will also enable people to make the most of the garden on those long summer nights.”

8. Style your garden with furniture 

You wouldn’t show a room to a potential buyer without any furniture in it, so why show a garden without a table and chairs? 

“Depending on the size of the garden and who it will appeal to, ensure that the lawns are cut or the terrace is swept and ideally have the garden furniture set up so buyers can imagine themselves sitting out enjoying an al fresco evening,” said John Newhouse. 

9. Secure the garden 

If the people viewing the house have pets, they will want to see a garden that is fully secured to avoid an escaped dog. 

“It is important that you invest in secure fencing, walls or gates,” advises Andrew Lodge. “People like to feel secure in their gardens so that they can relax. It also makes the garden more appealing to those with young children and pets.”

10. Make it private 

If your home is overlooked by other homes or gardens, it’s a good idea to give the idea of privacy to the garden. If it isn’t too expensive, add hedges or trees in key spots. It will make the potential buyers be able to imagine themselves enjoying a peaceful afternoon outside in the summer. 

Susie Davies advises that ornamental trees have a pleasing, aesthetic effect in a garden.

The Oswestry based agency received the ‘Best in County’ title for Shropshire at the prestigious ESTAS 2018. The award was announced by Phil Spencer, the TV property expert at a lavish luncheon & ceremony at the Grosvenor House, Park Lane London attended by 1,000 of the UK’s top property professionals.

The young winner of a drawing competition run this summer by Woodhead Oswestry Sales and Lettings and the Principality Oswestry Agency has been announced.

The competition, launched at The Marches School Family Fun Day was aimed at children aged up to 12 years old and invited them to draw and colour a picture of Dylan the Dragon – the building society’s fiery mascot – on his summer holidays.

The lucky winner was seven-year-old Megan from Ellesmere for her picture of Dylan on a beach. Megan won a family day pass to Park Hall Farm.

Agency owner Kate Howell said: “We received a lot of excellent entries and it was very hard to pick just one. Megan’s really stood out though and the rest of the office agreed it was the clear winner.

The team achieved the title of Advanced Associate Members of The Guild of Property Professionals – the UK’s most prestigious network of independent estate agents of which Woodhead is the appointed member in Oswestry. The network of 800 independent agents are selected and maintained as part of the Guild based on their professionalism, high standards, levels of service and sales results. They must also adhere to a strict code of conduct.

To pass the examination, the staff were required to demonstrate thorough knowledge and understanding of crucial industry skills in 40 modules, including: valuing, property appraisal, marketing and promotion in both sales and lettings. The qualification is renewed annually to ensure staff maintain the highest levels of knowledge in line with Guild requirements.

August is traditionally the time when the property industry takes a breather, the schools are out, families go away on holiday and we brace ourselves for the autumn rush. Work has begun on building the first eco-dome, outdoor classroom, at The Marches School as part of a conservation project, much to the students delight.

The Eden Project-style eco-domes funded by the Tesco ‘Bags of Help’ initiative and sponsored by Tesni Homes, Woodhead Oswestry Sales and Lettings, Carbon Zero and Gemma’s Premier convenience store has begun to take shape in the grounds of the school.

The project is seeing a disused piece of land on the school grounds converted into a landscaped area occupied by three dome shaped classrooms to enhance the students’ learning and understanding of conservation, the environment and wildlife habitats.

To complete the project with the additional two eco-domes further funding is required. Students working on the eco-dome conservation project met with the Oswestry Lions last week to deliver their vision for the project. Oswestry Lions are kindly offering their support for the next phase.

Miss Richards, teacher and leader of the Eco-Committee, at The Marches School, commented ‘It’s great to see that the Eco-Committee’s hard work and fundraising efforts are starting to take shape. In previous times, it might. But Mrs May’s surprise election announcement seems unlikely to do any damage. If anything, the snap decision has avoided the long build up which could have created anxiety. The short period between May’s announcement and the election means there is barely time for a dip in sales and any impact would be concentrated into a single month. The widely-held belief that there is likely to be a Tory landslide has limited any uncertainty and the likelihood of five more years under the Conservatives might be seen by many as a positive prospect.

A decisive result will build a better sense of security in predicting future fluctuations in the property market, further increasing buyer confidence. Following previous trends the we expect the number of property transactions to increase for around six months following a general election.

Despite high profile elections in each of the last two summers, the property market has remained resilient, which indicates the majority of buyers will not be put off by uncertainty and I believe Oswestry - despite being in its own ‘property microclimate’ resilient to the highs and lows of the national market – will continue in its pattern of steady growth.

Local developers are certainly not put off and anticipate a period of growth following the election. We’re poised to release details of a 44-home development in Park Hall. We’ve been eagerly awaiting this responsible development - due to start this summer - because it’s a mix of family homes, all of which are in demand in our area.

Staff from Woodhead get pedalling for charity

Funds will go to Cancer Research

Four staff from Woodhead Oswestry Sales and Lettings are getting ready to pedal for charity by taking part in an eight-hour static cycle ride on Friday 26 May.

The challenge will take place at the estate agent’s Leg Street office, where the team are aiming to cycle 49 miles (the distance to Liverpool) in just a day to raise funds for Cancer Research.

The staff collectively agreed to put the funds towards this charity as they all know someone who has been affected by the disease.

The staff taking part will take it in turns throughout the day on 20 minute shifts on the bike.

The team have set themselves a target of raising £200.

The challenge has been organised by the youngest and newest member of the Woodhead team, apprentice Kasey Bright (pictured), age 17.

Owner Kate Howell commented: “I’m proud of Kasey for taking the initiative to come up with this fundraiser and I’m sure the team will all rise to the occasion. Everyone is throwing themselves into this challenge, they’re a great team and I’ve no doubt they will succeed in raising money for this very worthy cause.

“I know the ladies taking part would welcome any encouragement people can give them on the day and I’d encourage members of the public to call in and cheer them on or donate."

Woodhead Oswestry Sales and Lettings have today announced a new sponsorship deal with Oswestry Cricket Club.

The deal, which includes prime pitch-side advertising is a boost for the Cricket Club and contributes to the financial security of the popular organisation.

This is the first sports sponsorship deal to be entered into by estate agent Woodhead, who are based on Leg Street in the town.

Under the deal, the Woodhead branding will appear around the ground and inside the club house and be supported by the club’s social media.

As the first shoots of spring come through the surface, it signals a new beginning and a fresh start. Nowhere is that more evident than in the UK right now with the triggering of Article 50 signalling the start of a new era. At last some confidence that the decision has been made and the Government provides certainty that we will be leaving the EU.

We expect this confidence to carry into the property market, encouraging people to move on with their lives. Last month we agreed to take on our first new development of the year – which is cleared for foundations to start in June. This assurance by developers is always a key signal that there is growth in the market.

The expectation, pre-referendum that house prices would drop couldn’t be further from the truth, as they continue to rise steadily. Demand for homes remains strong and outweighs the effects of any uncertainty in the market.

Times of uncertainty and reduced transactions are almost always followed by periods of increased transactions. Oswestry is ready to boom. It may not be London, but at times like this, London may well wish it was us. With affordable house prices and years of steady growth – we’re resilient to the national economic booms and busts experienced by the cities.

The last few years have been a challenge with all the uncertainty, but – comparing Oswestry’s property market to a lawn roller (slow and steady) – it’s rolling and we don’t expect it to stop. Lending rates are low, making it an ideal time for first-timers, up-sizers and investors to buy.
